Dilapidation Surveys For Tenants
A commercial building lease will usually contain various clauses that obligates a tenant to vacate the property in a similar state to when it was first occupied. These would typically include reinstatement, redecorating and repairing obligations to varying degrees. As a chartered building surveyor I can make an objective assessment of the property and advise on the validity (or otherwise) of the landlord's claim to ensure that only those matters that are your responsibility are included.
My service would include the following core aspects tailored to reflect the merits of each individual case:
- Analysis of all relevant leases, licenses, side letters and schedules etc.
- Full appraisal of Landlord’s schedule/s of dilapidations.
- Detailed site inspection to review each item of claim and take check quantities, measurements and photographs.
- To open up negotiations with the Landlord’s surveyor as appropriate with a view to reaching a reasonable settlement, whether it be financial or to agree, arrange, coordinate and monitor completion of the dilapidation works.

- Analysis of all relevant leases, licenses, side letters and schedules etc to establish the tenant’s repairing, redecorating and reinstatement obligations.
- Detailed site inspection to appraise the overall condition of the premesis sufficient to prepare a schedule of dilapidations including to take quantities and measurements.
- Liaising with the Landlord’s legal advisors to arrange the formal service of the schedule of dilapidatons.
- To open up negotiations with the tenant’s surveyor with a view to reaching a reasonable settlement whether it be financial or to agree, arrange, coordinate and monitor completion of the dilapidations works.
